OUR BOOKING POLICY
Reservations
may be held with a deposit of $250.00 paid by personal
check, cashier's check, money order, or credit card.
The balance of payment must be with Easy Choice Vacation
Homes at least 8 weeks prior to your arrival. Non
appearances of confirmed reservations without proper
written notification to be received at least 30 days
prior to arrival, will result Company's discretionary
forfeit of rental funds. All credit card payments
will be subject to a surcharge. Stays of 7 or fewer
nights are subject to housekeeping charge. By placing
a reservation, you acknowledge that you have read
and agree to be held to all of the terms and conditions
as set forth by Easy Choice Vacation Homes.

Why
should I rent a home instead of a hotel?
In a word -- VALUE! By renting one of our luxurious
vacation homes, you definitely get more for your money.
Imagine getting a fully furnished home, your own private
pool, and plenty of room to relax -- and all for the
same price (and sometimes less) than a hotel!
Will
I get a home that has a pool?
Absolutely! Every home that we offer has its very
own private pool. The lanai area provides a great
place to soak up some sun or enjoy dinner out under
the stars, while the screen around the pool and lanai
provides shelter from any pesky bugs.
How
do I make a reservation?
Once you have selected your dates, searched our site,
and decided on the home that best suits you and your
party, simply call us toll free at (888) 31-RENTS
(317-3687) and one of our representatives will be
more than happy to assist you in planning the perfect
vacation.
What
is the deposit required?
Upon booking, we require that a deposit of $250.00
is provided. This payment will be applied to the total
price of your rental. You can pay your deposit using
either a personal check, cashier's check, or money
order. The remaining balance is due eight (8) weeks
or more prior to arrival.
Once
you have placed your reservation, a confirmation package
will be sent to you either via e-mail or fax. Your
deposit must be returned with your signed rental agreement
and photo copy of your driver's license and/or passport
within seven (7) days of placing your reservation.
If you have placed your reservation within the eight
week, the entire balance will be required with applicable
documents.
When
do I pay the remainder of my balance?
The $250.00 deposit will be applied to the total amount
of the rental. The remainder of your balance is due
eight (8) weeks prior to arrival. Payment can be made
by personal check, money order, bank draft, or credit
card. If paying with a credit card, a 4% administration
fee will be applied for payments made using Visa or
Mastercard, or 6% if payment is made using American
Express.
If
your balance is not received by the due date, and
you have not contacted our office to make payment
arrangements, your reservation will be cancelled and
your deposit forfeited.
What
if I need to cancel?
We understand that sometimes situations arise that
prohibit people from traveling. Providing we receive
written/email notice of cancellation with your booking
reference number 10 weeks or more before the actual
departure date, the signatory will not forfeit their
deposit. The reservation deposit of $250 will however
be forfeited if cancellation is less than 10 weeks
from departure. If the Owner is successful in re-letting
the property, the full reservation deposit will be
refunded. If a reservation deposit has not been paid
(e.g. when the booking has been taken at short notice)
the amount will be deducted from your credit card.
We will notify you before doing this.
Is
there a security deposit ?
While we do not take an actual security deposit (excluding
7 bedroom homes and group reservations), we do require
that a valid credit card is provided in the event
that there is any damage to the property. Upon arrival,
a registration form with imprint or photo copy of
the credit card will be required. If any damage occurs
to the property, the credit card that is on file on
the registration form will be charged for the damages
as well as applicable administration fees to process
the credit card. An itemized statement of charges
will be mailed to you within 14 days of your departure.
If
you have booked a 7 bedroom home, we do require that
a security deposit of $300.00 is provided with the
remaining balance due. For group reservations, the
security deposit is $150.00 per home. Upon departure,
management will inspect the property. If no damage
beyond normal wear and tear is found, your security
deposit will be refunded in full within 14 days of
your departure. In the event that damage has occurred,
you will receive the remaining balance of your security
deposit once repairs have been made along with an
itemized list of the charges for repairs.
Are
there any additional charges ?
Beyond the normal nightly rate, all bookings will
be charged either 12% tax (for homes in Polk County)
or 13% tax (for homes in Osceola County). Extra charges
will be assessed as follows:
SHORT
STAY CLEANING FEE - Any stay of less than 7 nights
will be assessed a short stay cleaning fee based on
the size of the home booked.
MID-STAY
CLEANING FEE - A mid-stay clean may be ordered
for halfway through your stay at the same rate as
a short stay clean (based on the size of the home).
This will include a complete changeover of all linens
and towels and a throrough clean of the entire house
(excluding the refrigerator and any cabinets where
food is being stored).
POOL
HEATING - Pool heating may be added to any reservation
between September and May for an additional charge.
Please be advised that if you have booked a property
that has a spa, the spa will NOT operate without pool
heat. For electric heaters, if the OUTSIDE AIR temperature
drops below 60 degrees, pool heaters will not function.
No refund will be given for unavailability or lack
of heat.
CONVIENENCE
ITEMS - Additional items such as propane BBQ grills,
cribs/cots, high chairs, and rollaway beds may be
ordered prior to your arrival at an additional rental
charge. Please ask your reservation specialist for
more details.
How
old are the homes?
Our homes have an average age of approximately 2-5
years or less. We even have houses that are just a
few months old! We are constantly taking on new properties
to be able to offer our guests the newest and best
amenities.
What
is provided in the home?
The better question would be -- what ISN'T provided?!
Each home comes complete with a fully equipped kitchen
including a refridgerator, freezer, oven, range, microwave,
dishwasher, cookware, toaster, coffee maker, blender,
dishes, silverware, glasses, and utensils. There is
also a full size washer and dryer right in the home.
The home also comes furnished with a TV and either
a VCR or DVD player. (PLEASE NOTE: While many of our
homes have multiple TVs, we do not guarantee more
than 1 television in the living area, and do not guarantee
that there will be TVs in every bedroom.) Each bedroom
will sleep up to 2 people in either a double bed (king,
queen, or full) or a pair of twin beds, not to mention
the queen size sleeper sofa which sleeps an additional
2 people. The home also comes with an alarm clock,
iron, ironing board, hairdryer, and even linens and
towels!
What
do I need to supply myself?
While we try and provide each guest with everything
they will need, there are some items that are not
provided in the homes. While bath and hand towels
are provided, you may want to bring your own beach
towels and wash cloths as these are not always provided
in the homes. Starters of toilet paper, trash bags,
and soap are provided, but you may need to supply
more of these as your journey progresses. In addition,
any basic toiletry items such as shampoo, conditioner,
etc. must also be provided by the guest, as well as
food.
How
far away are the attractions from the home?
Our homes are located within 5-15 minutes to Walt
Disney World and about 15-20 minutes to Universal
Studios, Islands of Adventure, Sea World, Wet N Wild,
and the dinner shows. In addition, these homes are
also located just minutes from supermarkets, shops,
and just about every type of restaurant imagineable!
When
are the times for check-in and check-out?
Our check in time begins at 4:00 p.m., and check out
must be completed by 10:00 a.m. In the event that
you arrive in the area prior to check-in time, you
can call the office to find out if your property is
available early. It is the sole discretion of the
management company as to whether or not an early check-in
is provided. Please be advised that it is not always
possible for us to honor these requests as many times
the properties are on a back to back (guests have
checked out that morning) and our cleaners need time
to ensure the property is in adequate condition for
the incoming party. If you are found to still be in
the property after the check-out time, Easy Choice
Vacation Rentals reserves the right to charge your
credit card on file for an extra day, unless other
arrangements have been made prior to your departure.
What
do I do in the event that there is an emergency?
In the event that anything should go wrong during
your stay, simply call the emergency number you have
been provide in your confirmation packet and a member
of our staff will be more than happy to assist you
with any issue you may have.
